71 Oakdale wasn’t just a property—it was a legacy. Originally designed by the seller’s father, this mid-century modern home in the Dominican neighborhood of San Rafael had incredible bones, stunning views of Mount Tamalpais, and a serene location overlooking Black Canyon.   • October 2024: Seller moved out and home was cleared 
  • Weeks 1–4: Initial walkthrough, inspections (systems, structure, soils) 
  • Weeks 5–15: Design plans created and remodel begins—but heavy rain causes major delays 
  • Week 35: Project resumes after a roof leak and city permit delays 
  • Week 42: Remodel complete, home professionally staged
  • Week 43: Home hits the market—and quickly becomes a buyer and agent favorite

1. Strategic Home Preparation & Vision-Driven Design

Our team oversaw a full-scale renovation to bring this vintage gem up to modern standards while respecting its architectural roots. We:

We cast a wide net to attract attention—and it worked. Our custom marketing strategy included:

  • A dedicated listing website: 71Oakdale.com, which broke traffic records 
  • Professional photography, drone footage, and Matterport 3D tour (viewed over 3,200 times) 
  • Short-form video marketing on TikTok (11,459 views), YouTube, and Instagram (4,721 views) 
  • Paid and organic promotion via Facebook, email, and broker outreach 
  • A QR code on the For Sale sign that drove real-time engagement 

In-person buzz was just as strong:

  • 6 Public Open Houses 
  • 72 Brokers through Broker Tour 
  • 245 Attendees at Open Houses 
  • 21 Private Showings
  • 81,403 combined online views across major listing sites

 

3. Expert Pricing & Negotiation Strategy

Initially listed in the agreement at $1,695,000, we came to market at an ambitious $2,095,000, knowing we had a premium product. After a quick price adjustment to $1,995,000, we received an all-cash, non-contingent offer at $1,935,000 the next day.

That’s $240,000 more than the original signed listing price, with no financing or appraisal risks.
