Seven pockets worth exploring if you’re looking for better value in Marin County.
When buyers tell me they’re feeling priced out of Marin, my first question is: Where have you been looking?
It’s easy to focus on a handful of familiar neighborhoods. But that can mean overlooking homes just outside your original search that deserve a closer look.
There are pockets of Marin where I’m finding some of the best value right now. That doesn’t mean every home is a bargain. It means I see opportunities worth evaluating, especially for buyers willing to expand their search.
Where I’m Finding Value in Marin
These are the areas I’d put on your radar:
- Picnic Valley, San Rafael
- The Presidents Neighborhood, Novato
- Murray Park, Larkspur
- Christmas Tree Hill, Corte Madera
- Middle Ridge, Mill Valley
And please, don’t sleep on Woodacre and Lagunitas! If those communities haven’t been part of your search, they’re worth a conversation.
Even within a city you thought was out of reach, a different neighborhood or a home that needs some thoughtful updates might open up possibilities.
What Makes a Home a Good Value?
A lower asking price is only the starting point.
I’m looking at how a home compares with recent sales, its condition, the cost of any improvements, and how well it fits the buyer’s needs. A home that looks like a deal can become expensive quickly if the work it needs hasn’t been factored into the budget.
The right property could offer less competition, more room to negotiate, and potential to build equity over time. But that depends on the home, what you pay, and what you put into it.
Expand Your Search Without Losing Sight of What Matters
You don’t need to give up your priorities. Start by separating what’s essential from what’s flexible.
How important is your commute? Do you want outdoor space? Are you comfortable taking on updates? Would you consider a neighborhood you haven’t spent much time in?
Those answers help us focus on homes that fit your life and your budget.
Feeling priced out doesn’t have to mean you’re out of options. Sometimes, it means we need to look a little differently.
